Rehab- Everyone wants that Fixer Upper- Chip and Joanna Gaines remodel and the opportunity to flip a house and make money.
If you have a TEAM to work on a house it can be done in a few months. If you are doing most of it yourself, then you may be working at it for many months or years. If you buy for the right price you can make money. We have had some people come in and do some work and we have done some of the work ourselves. We will continue to hire in for some and do some of it ourselves.
Right now it is a seller’s market. If we put our house on the market today- we would make money on this house. That’s Good. We got a lot of house for a good deal- I would not say a GREAT deal but a good deal– it is a seller’s market. Houses were going in 24 hours, so if you have been thinking about selling- now is the time.
So let’s talk about the BAD, the UGLY. This house had sat for 4 years and we knew there would be issues. The owner had died and it went into probate. We had no one to ask questions. We have had some major plumbing issues since moving in- about $1200 worth of plumber fees but in the long run it will all be good when we get settled. If you go into a rehab- just know that you may have a lot of unknown issues- plan for those. On a side note- the home warranty has paid for itself many times over.
Dues to all of the plumbing issues that we have run into- it has slowed down our progress. We had hoped to have a lot more accomplished by now but we have just rolled with the punches.
Let’s end on THE GOOD- that is much more fun than the bad and the ugly.

As you can see we haven’t gotten the light fixtures all hung.

Gabby’s walls are painted but I still need to paint the bottom white…
We have little things done throughout the house but no one room is complete yet—
An antique dealer came and bought 12 of the lights in the house.
We have gotten 1 of the new lights up.
We aren’t slow- we have just had MAJOR plumbing issues.
I placed (but have not yet secured) the BAKERY letters in the open space above the double oven and refrigerator.
It was a large open space but I wouldn’t store things up there because it would be difficult to get to them.
Wahla– I thought get letters to spell out BAKERY!
As you can see we have not gotten the cabinet doors and drawers done yet- remember plumbing issues.
Little touches make it feel like home.
This is a hand towel that I made with my kids and my sisters kids on it.
We have some visitors on our front porch and covered back porch that will be flying to coop soon.
I can’t wait to get all of their mess cleaned up and put our new cabana style fan on the covered patio.
I have no idea what kind of birds these are. They make the prettiest sounds. The mother and father take care of them and every night the mother and father sleep on the sides of the nest.
